Maintenance Management

Identifying current assets and improving productivity in facility operations and maintenance is a constant challenge to facility and portfolio managers. Changing financial conditions and increasingly constrained budgets are forcing facility mangers to examine methods of increasing staff productivity and extending the lifecycle of equipment and building systems. With operations and maintenance activities comprising 5% to 15% of a facilities operating budget, maintenance managers have the responsibility to ensure that resources are being employed in the most effective manner possible. Additionally, facility managers must be constantly searching for ways to look beyond daily maintenance operations for improved program effectiveness, including:

  • Increasing the level of service and quality of performance to the client
  • Continuously examining organizational structure in order to respond to changing environments
  • Evaluating maintenance management information systems with the goal of increasing productivity and responsiveness
  • Periodically evaluating maintenance performance based on industry standards
